Conceived as a small-scale residential insertion within the central fabric of the capital, the project proposes a compact structure of 18 housing units tailored to a dynamic urban lifestyle.

The volumetric solution materializes in a four-story building crowned by a rooftop terrace configured as an urban garden—an architectural gesture aimed at harmoniously integrating the new structure into the specificity of the area.

The functional precedent of the neighborhood is respected at the ground floor level, a space dedicated to retail functions and small-scale offices.

This functional demarcation is coherently translated into the language of the façade through a contrast of materialities and textures: the lower register (the ground floor) is defined by a ventilated façade of fiber cement panels and glass railings in front of the glazing, while the upper registers are differentiated by a multi-layered plaster in pale shades of white and gray, rhythmically punctuated by metallic railings.

Situated within the Eminescu-Dacia protected area, the location organically connects the building to the polarities of the urban center. Complementing this relationship with the context, the green rooftops dedicated to the upper-level apartments function as buffer spaces and emphasis elements of residential comfort, while simultaneously compensating for the built density specific to the site.
