Encompassing a gross built area exceeding 16,000 sqm, the mixed-use ensemble—comprising offices and collective housing— materializes through a mid-to-high-rise volumetric composition rigorously articulated to the urban constraints of the site.

The spatial configuration follows a succession of setbacks at the upper levels relative to the side and rear boundaries. Meanwhile, at the street front, the building maintains its vertical plane up to the penultimate floor, strictly adhering to the height restrictions dictated by the street profile.

To fragment the building's massiveness and establish a human scale, the facade is modulated through the insertion of subtle cantilevered projection zones that function as refined plastic accents. The relationship with the public realm is mediated by an architectural plinth defined by the semi-basement and ground floor levels. 

The partial setback of this lower register not only facilitates the configuration of pedestrian accesses but also generates a permeable interface with the street, while visually detaching the residential zones. This transition is further emphasized through materiality: the ground floor features expansive glazing that opens the building visually, whereas the upper levels assert their domestic identity through a modular organization of solid and void elements.

The plasticity of the facades is defined by a bichromatic color scheme and a rigorous alternation of textures. The main registers feature light-colored (off-white) cladding panels, alternated with dark gray vertical bands and recessed niches that emphasize structural nodes and staircase shafts. This rhythm is dynamically enriched by the arrangement of recessed balconies and loggias with transparent glass railings—structures configured to optimize panoramic views and ensure a generous intake of natural light into the housing units.

Functionally, the project proposes a clear vertical hierarchy of flows. The two underground levels and a portion of the semi-basement are dedicated exclusively to technical and parking spaces. The remainder of the semi-basement is allocated to office spaces, ensuring a daytime dynamic compatible with the mixed-use character of the area. 

The ground floor and the 9 upper levels integrate a diverse mix of 112 apartments, while the top level (the technical floor) serves solely the photovoltaic panel infrastructure, highlighting the project’s commitment to sustainable energy-efficient solutions.
