Located in the "Sf. Ștefan" protected area—a historical perimeter characterized by a traditional residential fabric and maximum protection status—the building on Constantin Kirițescu Street no. 31 is conceived as an urban infill project, designed to preserve and enhance the character of the existing continuous street front.

The project responds to the constraints of a compact rectangular plot of only 235 sqm, defined by a narrow street frontage on its shorter side and the presence of adjacent blind walls (party walls).

The volumetric solution rigorously adheres to the street alignment of the immediate neighbors, proposing a geometric articulation that mediates the transition between adjacent heights. Due to urban regulations and sunlight considerations, the top floor (the 3rd floor) is progressively set back from the street—mirroring the volumetric gesture of the northern building—as well as from the southern boundary. This setback opens up the roof space, transforming it into a generous, usable terrace that extends the qualities of indoor living into the open air. To efficiently accommodate the underground parking on a shallow plot, the building is supported by a semi-basement accessed via a discretely integrated ramp.

The plasticity of the street facade reflects a clear hierarchy of registers and a three-dimensional plastic interplay, highlighted by strong textures and chromatic accents. The building's plinth, which encompasses the semi-basement and the entrance area, is treated with a textured plaster profiled in parallel horizontal lines, generating a strong tectonic rhythm that visually anchors the structure. Propped against this lower register is a white metal trellis screen, which filters light and elegantly conceals technical or ventilation elements.

The upper registers are defined by a white, textured multi-layered plaster, into which deep loggias and large glazed surfaces are recessed, ensuring a dual orientation (East-West) for half of the housing units. The facade's dynamic is further emphasized by the insertion of solid panels finished in a contrasting mustard-yellow and dark-gray hue, which highlight the balcony areas and their railings, alternating solid and void elements in a modern, coherent graphic composition.
