Floreasca is one of Bucharest’s neighbourhoods with a distinctly defined character — shaped by generous green spaces, a predominance of low to mid-rise residential buildings, and a fabric of high-standard individual housing. Its identity is further reinforced by its proximity to the northern lakes and to some of the city’s most established premium service areas.
Located close to Verdi and Floreasca parks, The Corner Floreasca is a residential development comprising 13 premium apartments. Parking is located underground, while the ground floor and four upper levels are dedicated to residential use. The building includes nine apartment typologies, developed as single-level units or duplexes.
The spaces are equipped with an integrated MEP systems package, comprising underfloor heating, ceiling-mounted cooling units with linear diffusion, and a ventilation system with heat recovery and fresh air supply. Climate control, lighting, access, and metering systems are managed through dedicated smartphone applications.
Access is provided from Gheorghe Țițeica Street. The placement of the stairwell allows the apartments to develop along the building’s long façade and generates generous terraces oriented toward the park on the three open sides. The fourth floor is recessed from the main frontage, forming a perimeter terrace that wraps the volume on three sides. An external staircase links this level to the rooftop urban garden.
The façades are designed as a ventilated wall system with generous glazed openings. The loggias are treated uniformly in terms of materiality and emphasize the intention to frame the green backdrop of Verdi Park. The design gives particular importance to the integration of vegetation and garden spaces. Planters are embedded into the façade system—within loggias, along the southern façade, on upper terraces, and at street level—becoming an integral architectural element. They act as a filter between public and private space, offering privacy and a higher quality of living, where domestic calm intersects with urban life.
