The Floreasca–Verdi Park area is undergoing transformation and densification within the premium residential segment, with new developments redefining living standards while preserving its human scale, intimate atmosphere, and green character.
The main challenge was to integrate a new building into an urban fabric undergoing transformation, while also defining a residential model in which interior comfort, the relationship with the landscape, and the quality of shared spaces become priorities.
The architectural concept starts from the idea of a compact building that remains permeable in terms of experience. The volume is shaped by an expressive gesture: a curved, vegetal façade that carves into the building and creates a breathing space around a centrally placed tree facing the street. As a result, the ground floor becomes a green pocket of the city, a transitional space between pavement, building, and garden, where vegetation is not merely decorative but an essential part of the project’s identity.
The spatial logic follows a carefully calibrated transition between public, semi-public, and private. The commercial and office spaces at ground level activate the base of the building, while the private courtyards, planted areas, and resting spaces create an experience closer to that of an interior garden. The apartments benefit from generous terraces, wide openings, and corner windows that bring natural light into the interiors and open views towards the vegetation and the city.
The materiality of the project is based on the contrast between mineral and vegetal. The main façades are treated with natural stone and fibre cement panels, durable and premium materials, while the curved façade with vertical vegetation introduces a living, changing component that evolves over time.
Sustainability is supported through abundant vegetation, planters, green areas, and high-performance technical solutions such as ground-source heat pumps, photovoltaic panels, air handling units, fan coil units, and underfloor heating. The living experience begins at the green ground floor, continues through an elegant reception area with natural materials, and unfolds towards spacious, bright apartments, private terraces, and a rooftop with a broad perspective over the city.
